East side is on a section line, and road ends approximately 400 from the NE corner, so legal access should also be obtained at that point. An easement from the south will be utilized initially. ** WILDLIFE: In an area that is noted for exceptional whitetail deer and Eastern Wild Turkey in addition to the small game. James Collins Wildlife Management Area and the Robbers Cave WMA are both within easy driving distance. On initial visit to the property, saw a very exceptional wide racked whitetail buck. ** MINERALS: None ** UTILITIES: None on property but approximately 400 to electric and rural water. ** IMPROVEMENTS: None ** WATER/STREAMS: Wet weather drainage. ** While present use is recreational, the location certainly lends to a beautiful homesite.
